Where the value actually is

I will be at the Future Hospitality Summit on Wednesday. It opens in Dubai tomorrow. What makes it worth the time is not the programme. It is the composition of the room.

Who is actually there

A hospitality transaction needs 3 parties to agree before anything gets built. All 3 are in the building.

  • Capital. Brookfield’s regional head for the Middle East. 2 managing directors from First Abu Dhabi Bank, one of them running the real estate sector. Arzan Investment Management. Limestone Capital AG. Fields of Gold Capital.

  • Operators. Kerzner International, Accor, Radisson, Rotana Hotels, Kempinski Hotels, Minor Hotels, Wyndham Hotels & Resorts, Ennismore.

  • Developers. Marjan, DAMAC Properties, Arada, Azizi Developments.

Why that combination is unusual

In a normal process these 3 groups are met separately, over months, across time zones. The developer has a site. The operator has a brand and a management agreement. The capital decides whether the combination of the 2 is fundable. Each conversation usually happens in isolation, and each one is slowed by the fact that the other parties are not in the room to answer the question that has just been raised.

That sequencing is why hospitality deals take as long as they do. The operator agreement frequently determines the financing terms, and lenders price the period between drawdown and stabilised trading explicitly. A sponsor who can put the operator, the developer and the lender in the same conversation removes weeks of back and forth from a process that is otherwise conducted by email.

Where the value actually is

3 days in one building, with a Dealroom, an invite-only Investors Lounge and an investor breakfast built specifically to put those groups in front of each other. The formats are the tell. They exist because the organisers understand what people are actually there for.

Most people go to events like this for the panels. The panels are not the point. The people who decide which projects get funded and which get built are in the same place for 72 hours, and the conversations that matter happen in the gaps between sessions.

If you are going, the preparation worth doing is not reading the agenda. It is knowing which of those names is active in your asset class right now, at what ticket size, and what they would need to see before a second meeting.
